What it is

Renovate to sell, not to keep.

A renovation you live with is about taste. A pre-sale renovation is about the buyer: what they will pay more for, what they will discount, and what they will use as a reason to walk away. That changes which jobs are worth doing.

Uplifta starts with the number. We look at what comparable houses in your suburb have sold for recently, work out where yours sits against them, and scope only the work that is likely to close that gap. Sometimes that is paint, lighting and a garden. Sometimes it is a new kitchen, two bathrooms and a deck. Often the right answer is less than you expected.

Our founder is a local builder. The trades are ours, the project manager is ours, and the scope, price and timeline are in writing before anything starts.

Scope

From a refresh to a full house renovation, in the right order.

  • Repair

Remove the reasons to say no

Roof, gutters and fascias. Damp, cracked render and rotten timber. Electrical, plumbing and smoke-alarm compliance. The items a building inspector would otherwise turn into a renegotiation.

  • Refresh

    Modernise the first impression

Full interior and exterior paint. Lighting, door hardware and tapware. Floors sanded, tiled or re-carpeted. Front garden cleared, levelled and planted.

  • Refine

    Fix how the house works

Kitchens resurfaced or replaced. Bathrooms and laundries renovated where the numbers support it. Decks, pergolas and outdoor rooms. Layout tweaks that open up light and flow.

  • Reveal

    Present it at its best

Professional styling, deep clean, window and garden detail, then photography and the campaign. Everything is finished before the photographer arrives.

The four stages are the Repair, Refresh, Refine, Reveal framework we use on every project. Not every house needs every stage; the plan says which ones yours does.

How it works

Four steps from walkthrough to listing day.

  1. 01

    Free property review

A project manager walks the house, reviews recent comparable sales in your suburb and measures the Sale Gap: what it would sell for today against what it could sell for once prepared.

  2. 02

    Fixed scope and price

You receive a written plan: the jobs, the order, the cost and a conservative projected uplift. Nothing starts until you have agreed it.

  3. 03

    We run the works

Licensed trades from our network, one project manager, one point of contact. Trades are sequenced so nothing is done twice and the timeline holds.

  4. 04

    Styled, photographed, listed

Styling and photography are the last step. Your agent markets the finished house, and on eligible projects the cost is paid from the sale at settlement.

Who it suits

Sellers who want the result without running the job.

  • Downsizers selling a long-held family home that has not been touched in years.
  • Executors preparing a deceased estate, often from interstate, with no cash in the estate to fund works.
  • Separating couples who need a neutral scope both parties can approve and a single point of contact.
  • Busy owners and investors who want the house presented properly without managing trades themselves.
  • Anyone whose agent has said the house would sell for more if it were prepared first.

Questions

Pre-sale renovation, answered.

What is a pre-sale renovation?
Work done to a house before it is listed, chosen because it is likely to lift the sale price. It ranges from paint, lighting, repairs and styling through to a full house renovation with a new kitchen and bathrooms. Uplifta scopes it against recent comparable sales in your suburb so you only do the work that is likely to pay for itself.
Is it worth renovating before selling?
Sometimes. Paint, flooring, lighting, landscaping and the repairs that remove building-inspection objections usually pass the test. A full kitchen or bathroom replacement passes it in some houses and suburbs and not in others. Every Uplifta plan shows the projected uplift against the cost before any work starts, and if the numbers do not stack up we say so.
How much does a pre-sale renovation cost?
It depends on the house and the scope. You receive a fixed-scope plan with the cost and a conservative projected uplift in writing before anything begins. On eligible projects the cost is deferred to settlement under your contract; eligibility and conditions apply.
How long does it take?
Most cosmetic programs run three to six weeks from walkthrough to listing day. Larger scopes with kitchens, bathrooms or landscaping can run eight to ten weeks. The timeline is built backwards from your listing date.
Which areas do you cover?
Wollongong and the Illawarra from Helensburgh to Gerringong, including Shellharbour, Shell Cove, Dapto, Thirroul, Figtree, Kiama and the surrounding suburbs.
