Frequently asked
Questions, answered.
Everything sellers tend to ask before engaging Uplifta — from cost and timelines to how we work with your agent.
What exactly is premarket optimisation?
We coordinate clean-outs, repairs, compliance and styling, and can liaise directly with executors, solicitors or interstate owners. There is not much we haven't had to deal with and we just want to help.
Why do we call it ‘premarket’ when others call it ‘presale’?
Because the wording matters. The work happens before a property is marketed — not just before it's for sale. Marketing is the moment the photographer arrives, the copy is written and the campaign goes live. Everything we do — repairs, cosmetic works, styling, presentation — is finished before that, so the property is captured and sold at its full potential. ‘Presale’ is technically true of anything done before settlement; ‘premarket’ is precise about when the value is actually created.
How is Uplifta different from a renovation company or stylist?
Renovators build what you ask for. Stylists dress what's already there. We sit between the two — using local, current sales data we deduce what will return the most amount of money and only suggest tasks that we know will return the most at sale. We then use our vetted trades at the best rates and get the work done. Our founder is a local builder, combined with a dedicated project manager we move fast, with the single objective: to get you the most amount when you sell. We are also building a vast ‘Uplifta +’ network, so anything you need on your next journey, we can help. Your one stop shop.
What does it cost?
It depends on the property and the scope, but most projects fall between $15k and $180k. We provide a fixed-scope plan with projected uplift before any work begins — if the numbers don't make sense, we'll tell you. After all, we want great returns — it's what keeps our clients coming back.
What kind of return should I expect?
Across recent South Coast projects we typically see $1.5–$7 of sale uplift for every $1 spent, depending on starting condition and suburb. Every plan includes a conservative projected uplift based on comparable sales — not a sales pitch. We don't aim to renovate your whole house; we optimise only what's going to be most profitable.
How long does the process take?
Most premarket programs run 3–6 weeks from walkthrough to listing day. Larger scopes (kitchens, bathrooms, landscaping) can extend to 8–10 weeks. We build the timeline backwards from your ideal listing date.
Do I have to use your agent, or can I keep mine?
Keep your agent. We work alongside whichever agent you choose and brief them on the works completed so they can market the property at its full value. If you don't have one yet, we can introduce trusted local agents.
Which areas do you service?
We're active across the NSW South Coast corridor — Helensburgh through Wollongong, Shellharbour, Kiama and down to Dunmore. We're expanding into Sydney, Central Coast and beyond through 2026–2027.
Do I need to move out during the works?
Usually not. Most cosmetic programs are staged so you can stay in the home until styling and photography week. For larger scopes (full kitchen or bathroom replacement) a short relocation can speed things up.
How does the work get paid for?
However suits you. You can pay upfront, in stages as the work progresses, or — like most of our clients — at settlement. No fees, no interest. When your property sells, our invoice is paid out at settlement alongside the agent's commission, and you keep the rest. Why let a property flipper buy your nest egg and pocket the uplift? You did the work — you deserve the cream, not them.
What happens if the property doesn't sell for what you projected?
Our projections are conservative and based on comparable sales, not best-case scenarios. Market conditions can shift, but the works themselves remain a tangible improvement to the asset. We're transparent about risk in every plan.
Can you help if I'm selling a deceased estate or investment property?
Yes — these are some of our most common projects. We coordinate clean-outs, repairs, compliance and styling, and can liaise directly with executors, solicitors or interstate owners.
What's the first step?
A no-obligation walkthrough. We visit the property, review comparable sales in your suburb, and come back with a written plan, projected uplift and fixed scope. From there it's your call.
