Illawarra — escarpment foothills
Preparing a home for sale in Figtree and the western suburbs.
The suburbs in the foothills west of Wollongong were built out mostly in the 1960s to 1980s on sloping land. That produced a lot of split-level and elevated homes with escarpment or ocean views, decks, retaining walls and steep driveways — features that add real value when they are in good order and cause real anxiety for buyers when they are not.
Buyers here are typically families trading up within the Illawarra. They know the suburbs and they know what a neglected retaining wall or a deck past its life costs, so the building report matters more here than almost anywhere else in the region.

The housing stock
What we usually find in Figtree and the western suburbs
- 1960s–80s brick and brick-veneer homes in Figtree, Farmborough Heights and Cordeaux Heights, many split-level, with original interiors and views the layout doesn't always exploit.
- Post-war fibro and brick homes in Unanderra, Berkeley, Cringila and Warrawong on flat blocks, often with a long tenancy history and deferred maintenance.
- Character and bush-fringe homes in Mount Keira and Mount Kembla where the setting and outlook lead the sale.
- Coastal and lake-edge homes in Port Kembla, Primbee and Lake Heights where the market has moved quickly and presentation standards have risen with it.
The 4Rs, applied locally
What tends to pay back before a sale here
Every Uplifta plan is built for the specific property after an onsite review. These are the patterns we see most often across Figtree and the western suburbs — not a prescription.
Retaining walls, decks and drainage
These are the items that produce the worst building reports in the western suburbs. Repairing, re-oiling and making them compliant before the campaign protects the price more than any cosmetic work.
Make the view the feature
On elevated blocks, clearing overgrown planting, cleaning glass and choosing lighter interior colours often does more for the sale than a renovation.
Refresh the original interiors
Repainting, updated lighting, resurfaced kitchens and regrouted bathrooms move a 1970s home from 'project' to 'move-in' in a buyer's mind.
Long-tenancy resets
For ex-rental homes in Unanderra, Berkeley and Warrawong, a thorough reset — paint, floors, fixtures, garden — usually returns better than any single upgrade.

Questions from Figtree and the western suburbs sellers
My Figtree home has a steep driveway and an old retaining wall. Will that hurt the sale?
Only if it is left for the buyer's inspector to find. A repaired and tidy wall on a sloping block is normal for the area; a failing one is a price negotiation. We address it before the campaign.
Can you work on a split-level home with limited access?
Yes. Most of the homes we prepare in Figtree, Farmborough Heights and Cordeaux Heights are split-level or elevated, and our trades plan for it.
Do you cover Port Kembla and Warrawong?
Yes, the same team covers the foothill suburbs and the lake and coastal suburbs south of Wollongong.
